Challenge:

Provide architectural and engineering services for the rebuilding of this historical condominium building that was devastated by a fire.

Solution:

CBI initially prepared a feasibility study that included building code review, review of all the mechanical systems, a copy of the Lexington historical regulations, original and proposed unit layouts, a project timeline, and a detailed cost estimate. Following that CBI performed design services for the removal of debris and demolition of interior partitions, finishes, and materials damaged by the fire and water. The last phase included architectural and engineering design services related to the reconstruction of the entire roof system and all the building interiors. The work included the complete structural design of the roof system to replicate the original wood frame roof structure while reusing the existing wood trusses that were salvaged during the demolition project. The work also included structural upgrades to the remaining floors, bringing the entire structure up to code, chimney repair, and a new slate roof. In addition, CBI prepared plans and specifications to complete the entire interior reconstruction including architectural, electrical, plumbing and fire protection systems. CBI worked closely with each unit owner to develop individual unit layouts and provided the interior design of finishes, millwork, and trim. All new windows were installed as part of the work and the entire building was brought up to code.
