Challenge:

100-year-old, eleven-story hotel suffering from extreme deterioration of the structural steel on the building exterior. All the steel is encased in masonry and thus exists in a wet environment, which had led to rusting and complete disintegration of exterior steel elements that support the outside wythe of brick. The ancients used a lime mortar, allowing moisture and water into the system and causing rust jacking of the steel and deterioration of the masonry over the entire building surface. Essentially, the mission was the replacement/repair of the entire building exterior while continuing hotel operation.

Solution:

Several stories of columns were replaced in their entirety without even losing the use of the adjoining rooms. The entire brick and terra cotta veneer was replaced with new brick and fiberglass details at window surrounds and cornices. A micro cavity was created behind the new veneer using high tech filter fabric. Existing windows were replaced with aluminum thermal broken high performance windows designed to match the appearance of the original historic windows. Careful consideration was given to minimizing impact on the guests of the hotel and to lighting the building after the work was completed.
