Challenge:

All balconies in this two-building, 19-story 306-unit elderly/disbaled housing complex were in need of complete repair and waterproofing. Careful coordination was required to minimize disturbance to the residents.

Solution:

In-depth research of products was critical to select the material that would best suit the substrate, application procedures, environmental controls, and use. Careful detailing was required to synthesize the solution with the existing building structure and detailing of this cast-in-place concrete structure. Repairs consisted of concrete spall repair and waterproof coating. CBI conducted extensive research to provide a new solution to the handrails, which did not meet the code for structural support. Additionally, previous repairs had exacerbated the problems of concrete spalling of the deck and water intrusion. The solution involved replacement of the upper rail and a new connection to the end supports in order to create a beam that would resist lateral forces and anchor the system in a location with minimal sources of water infiltration.
